This project was driven by a clear brief from the owners: expansive views, large areas of glass, and generous communal living spaces. The resulting design delivers open, light‑filled living zones with modular bedroom layouts, creating a home that is both functional and visually striking.

APL Metro ThermalHeart® windows and doors paired with AGP Solux-E® glazing are used throughout to enable large glass spans while providing thermal comfort. Two ThermalHeart® rooflites with Solux Ultra® glazing introduce natural light deep into the upper level, enhancing internal comfort and spatial quality. Colour‑matched Urbo hardware, including large D‑pull handles to sliders, provide a refined and consistent finish across all joinery elements.

The project presented significant technical challenges, particularly around scale and precision. Large 2.7 x 2.7 metre skylights were craned into position, and joinery installation required exact setting out across multiple levels. Site measuring was carried out meticulously over aluminium to align precisely with the Alucobond cladding, ensuring all joinery lines up both vertically and horizontally across the façade.

Site glazing added further complexity, with large units required to go up three floors, demanding careful coordination for safety and accuracy. Late in the build, an additional architectural feature was introduced to the entrance slider. Working closely with the architect, an in‑house solution was developed using a box section, angles for concealed fixing to create a baton/louvre style façade over the entrance panels. This ensured a clean, seamless finish, adding a distinctive “wow factor” without compromising operation or performance.

The completed home is a strong example of how careful joinery selection, precise coordination and skilled installation can successfully deliver large‑scale glazing with clarity, performance and architectural refinement. Expansive views across St Clair Beach and the esplanade place a strong emphasis on precision and the critical role that high‑quality joinery and glazing play in realising the design intent. Generous living spaces are filled with natural light from overhead rooflights, creating a strong connection between the home and its surrounding environment. Both functional and visually compelling, the residence stands as a testament to the collaborative effort and expertise of everyone involved.
