Quarry Hills House, Speargrass Flat, Queenstown

Built by local Queenstown company John Gavin Construction and designed by Sheppard & Rout Architects this expansive home covers 642m2 spreading itself across the site, embracing its dramatic location within the Wakatipu Basin. Its central location ensures easy access to all the amenities the Wa-katipu offers along with a selection of walking and cycling trails that are close by. Outstanding views to Coronet Peak, The Remarkables and rural vistas completes this appealing rural retreat.

This substantial rural home has been designed to embrace its dramatic location. Designed to retain existing rock formations in the surrounding bank sees it nestle into its stunning location. The dark vertical Eurotray angle seam roofing and cladding wraps the home seamlessly contrasting with over 1,000m2 of stacked natural stone.

The secluded master bedroom boasts a large luxurious ensuite and dressing room. The rest of the house encompasses four car garaging, two bedrooms with ensuites and walk in robes, a large kitchen, scullery, wine cellar, separate media room and outdoor entertaining room with fireplace that takes in the views of Queenstown’s iconic mountain ranges.

This substantial 642m2 rural retreat sits overlooking Speargrass Flat. Every window frames the stunning 360 degree Queenstown views encompassing Coronet Peak around to The Remarkables.
Execution was key to the success of this project. The exterior wall cladding lines up beautifully with the overall flange of the windows and doors. Full shop drawings allowed this detail to be set out directly, right back to the framing layout. Every window had its own detail of cladding and interior finish. Design Windows installed all the windows and doors to perfection to get flush sill level entry to doors and to the exact ceiling line running into the gib receivers at the heads.

Performance was a key factor so Metro Series thermally broken joinery was used with Metro Low E Xcel double glazing, argon gas and warm edge spacer to give twice the thermal performance with an R-Value of 0.54 achieved. This will keep the home “cosy as” for the local couple.
The master bedroom has full height stacking sliding doors onto a private deck with flush sill entry, taking in northern light and mountain views. The master ensuite also features full height glazing, flush with the tiled floor and views to the natural rock formations outside.

An almost seven metre floor to ceiling stacking sliding door offers stunning views and lots of natural light to the passage way. The dining room has glazing on the North and South sides, a prominent raking window giving views to The Remarkables. While the outdoor room, accessed off the living room offers a sheltered retreat from the elements. With large stacking sliding doors on two sides it has the potential to open up on a warm, sunny Central Otago day. Flush sills mean the transition onto the open deck is seamless.

Everyone worked well together as a team and this was another great experience with John Gavin Construction and his clients.
